By submitting this form and booking a Free Pre-Listing Inspection, you agree to the following terms:
1. Authorization to Inspect
You confirm you are the property owner OR a licensed real estate agent acting with full authority from the seller. You grant InspecUs permission to access and inspect the property located at:

2. Scope of Inspection
The inspection is a visual, non-invasive assessment performed according to the InterNACHI Standards of Practice. It is not a code-compliance inspection and does not predict future failures.
3. Report Publication & Buyer Access
You authorize InspecUs to create a digital inspection report and make it available to prospective buyers through:
• QR code at the property
• Property landing page
• MLS listing (if applicable)
• Buyer access for a fee of $249
4. Opt-Out Option
If you do NOT want the report to be visible, published, or available for purchase by buyers, you must:

Pay the inspection report fee of $249.
Until payment is received, InspecUs may publish and display the report.
5. Ownership of Report
The inspection report is the intellectual property of InspecUs. You receive a courtesy copy. Buyers must purchase the full report to access it.
6. No Warranty
The inspection offers no guarantee or warranty of future performance. InspecUs is not responsible for:
– Hidden or inaccessible defects
– Future breakdowns
– Cosmetic or minor issues
– Damages occurring after the inspection
7. Optional Limited Warranties (for Buyers Only)
Buyers may choose to add a:
• 90-Day Limited Warranty ($49)
• 1-Year Limited Warranty ($199)
Warranties must be selected during the report purchase and cannot be added afterward.
8. Limitation of Liability
To the maximum extent permitted by Alberta law, InspecUs’ liability is limited to the inspection fee paid by the party requesting the inspection (maximum $249). InspecUs is not liable for indirect or consequential damages, negotiation issues, or loss of sale.
9. Release & Indemnification
You agree to release InspecUs Home Inspections from all claims arising out of the inspection and to indemnify InspecUs from third-party claims based on your use or sharing of the report.
10. Acceptance
By submitting this form, you confirm that you understand and agree to all terms above, authorize the inspection, and consent to report publication unless you opt out per Section 4.
